The property

What is 16 Turtle Bay?
16 Turtle Bay is a three-bedroom, three-bath waterfront townhome at 81 Sandbar Lane, Unit 16 on Folly Beach, South Carolina, with the Folly River on two sides. It sleeps six across three ensuite bedrooms, has two decks over the water, a private garage, and access to the Turtle Bay community pool and fishing dock.
What's included in the rental?
Fresh linens, bath towels, beach towels, pool towels, a fully equipped kitchen, Keurig, blender, beach chairs, and all the essentials. Essentially everything you need except food.

Sleeping and bathrooms

How many guests can the unit sleep?
Up to 6 guests across 3 bedrooms — two king beds and one queen bed — each with a private ensuite bathroom.
What is the bed configuration?
Three bedrooms: a primary suite with a king, a second bedroom with a king, and a third bedroom with a queen. Each has its own ensuite bathroom. The primary suite opens onto the top deck with water views.
How many bathrooms are there?
3 full bathrooms — one ensuite to each bedroom.

Parking and arrival

Is parking available?
An enclosed private garage and covered carport accommodating up to 3 vehicles, plus room for a golf cart. Because parking is on-site and covered, you can leave the car for the whole stay and walk to the beach and Center Street.
Is there EV charging?
Yes — the private garage has NACS and CCS charging, and an adapter is provided. Charging is inside the private garage, so you are not hunting for a public charger or leaving the car on the street overnight. Both NACS and CCS connectors are covered, with the adapter kept at the property, which means Teslas and most non-Tesla EVs can both plug in.
What are the check-in and check-out times?
Check-in is at 4:00 PM and check-out is at 10:00 AM. Check-in is fully self-service with a keyless lock — your personal code is sent before arrival.

Beach access

How far is 16 Turtle Bay from the beach?
About half a mile to both Folly Beach and downtown Center Street — a ten-minute walk either way. Leave your car in the private garage and walk everywhere — the beach and the restaurants on Center Street are in the same direction.
Are beach chairs and towels provided?
Yes — beach chairs, beach towels, and pool towels are supplied along with bath linens.

Water and dock access

Is there a fishing dock?
The community fishing dock on the Folly River is steps away and accessible year-round.
Does the property actually have water views?
Yes — the Folly River wraps two sides of the property, and both decks plus the living area and primary suite look out over it.

Pool

Does 16 Turtle Bay have a pool?
The Turtle Bay community pool is steps from the unit and is open approximately April through October.

Wi-Fi and remote work

What's the Wi-Fi speed?
Gigabit (1 Gbps) fiber internet — fast enough for multiple simultaneous video calls or streaming 4K.
Can I work remotely from the property?
Yes — gigabit fiber supports multiple simultaneous video calls, and there are three ensuite bedrooms plus two decks to spread out across.

Families

Is the unit suitable for families with young children?
Yes. The community pool and the proximity to Folly Beach County Park — which has lifeguards and restrooms — make it a practical base for families.

Accessibility

Is the property step-free?
No. The living area and all three bedrooms are up a flight of stairs. The garage is at ground level, and you can get into it without steps. From there, though, the living area is up a flight of stairs, and the front door is reached by steps as well. There is no step-free route into the living space, and no elevator. If anyone in your party cannot manage a flight of stairs, this home will not suit them, and we would rather say so now than have you find out at the door.
Is there a bedroom reachable without stairs?
No. The ground level is the garage, so every bedroom is upstairs. No. The ground level of the building is the garage beneath the home, so all three bedrooms are up at least one flight of stairs. There is no elevator.

Nearby essentials

How far is downtown Charleston?
A 15-20 minute drive, with access to historic sites, dining, and shopping.
How far is Center Street?
About half a mile — a ten-minute walk. Center Street is Folly's main strip of restaurants, bars, and shops, and it leads to the fishing pier.
How far is Charleston airport?
About 22 miles — a 40-50 minute drive, since the route crosses Charleston. Charleston International is in North Charleston, on the far side of the city from Folly. The route is a straightforward one, but it goes through Charleston rather than around it, so leave more time in summer and at rush hour than the mileage suggests.
What is there to do nearby?
The beach and the pier, kayaking or fishing from the community dock, the Morris Island Lighthouse trail, and downtown Charleston 15 to 20 minutes away. Most of it is within a walk or a short drive: six miles of beach, the county fishing pier at the end of Center Street, and Folly Beach County Park at the west end of the island for calmer water and lifeguards. The community dock is on-site for fishing or launching a kayak or paddleboard onto the Folly River. Morris Island Lighthouse is a five-minute drive or a bike ride, and the walk out to the view is best at low tide. Downtown Charleston is a 15 to 20 minute drive when you want a day off the island.
Where can we eat?
Center Street, a ten-minute walk, has most of the island's restaurants and bars. Folly's dining is concentrated on and around Center Street, so it is a walk rather than a drive. Chico Feo, Lost Dog Cafe, Taco Boy and the Folly Beach Crab Shack are all on that strip. Bowens Island Restaurant, for oysters, is a short drive back toward the mainland. Where is the nearest grocery store?
Bert's Market on the island for essentials, or Harris Teeter and Publix a few miles off it. Bert's Market is on Folly itself, about three quarters of a mile away, which covers essentials, breakfast, and anything you forgot. For a full shop, Harris Teeter is a few miles off the island and Publix a little further. Most guests do one proper shop on the way in and use Bert's for the rest of the week.

Booking

What fees are added to the nightly rate?
Taxes, a linen fee, and a management fee apply wherever you book. Booking direct avoids the marketplace service fee on top of those. Booking direct is not a fee-free booking, and we would rather say so here than have you meet a number for the first time at checkout. Taxes, a linen fee, and a management fee apply either way. What you avoid by booking direct is the service fee Airbnb and Vrbo add for using their platform, which is charged on top of everything else. Where can I read reviews from past guests?
On the Airbnb and Vrbo listings, where reviews can only be left by guests who actually stayed. Airbnb shows 4.84 out of 5 from 31 guests. Both marketplaces verify that a reviewer completed a stay before they can post, which is why the reviews live there rather than being reprinted here — a testimonial on a property's own site is worth less precisely because nobody checked it. Read them on either listing, then book wherever you prefer.
Can I book direct and avoid service fees?
Yes. Booking directly through MyOcean avoids the service fees charged by Vrbo and Airbnb, at the same nightly rate. It is the same home and the same calendar at the same base nightly rate. Taxes, a linen fee, and a management fee still apply the way they would anywhere. What you do not pay is the service fee a marketplace adds at checkout. If you would rather book through Airbnb or Vrbo for their platform protections, that is genuinely fine — same house either way.

Who manages the property?
16 Turtle Bay is owner-listed and professionally managed by MyOcean Rental, a local Folly Beach company. The home is owned privately and managed day to day by MyOcean Rental, a highly rated rental management company based here on Folly Beach. Booking direct does not mean chasing an individual for a reply — you get a team that knows the property and is nearby if something needs attention during your stay.
